Lovell was pursuing the South Seaham Garden Village development, a major housing scheme with immediate delivery requirements and long term growth potential across multiple phases.
Success depended not only on presenting a strong, deliverable solution for the initial works, but on demonstrating how the wider development could evolve in a structured, commercially viable way over time.
The risk was short term thinking.
Focusing solely on Phase 1 would limit the strength of the bid, failing to show how the scheme could be developed cohesively as a larger, long term project.
Vision TDM worked closely with Lovell to shape a more strategic response, clearly balancing immediate delivery with long term development.
A key decision was to clearly differentiate between immediate delivery and future development, while ensuring both were connected. The Phase 1 proposal was presented as a robust, well controlled scheme, giving the client confidence in early delivery.
Alongside this, the bid introduced a developer style approach to future phases.
Rather than treating later stages as undefined, the submission set out how the scheme could be expanded, optimised and delivered over time. This included consideration of phasing, value creation and long-term place development.
We ensured this stronger, forward looking thinking was embedded throughout the submission, aligning delivery strategy with long term vision and demonstrating control in the short term and ambition for the future.
The result was a more commercially robust and strategically positioned proposal.
