The Project
Reframed Sir Robert McAlpine as an ultra-prime delivery partner, winning a £300m Chelsea Barracks residential package in a £1bn luxury development.
Summary
Although the project was not ultimately progressed due to commercial risk considerations, the bid clearly demonstrated SRM's ability to compete and win in the ultra-prime residential sector.
A £300 million package at Chelsea Barracks formed part of a wider £1 billion ultra-prime residential development, presenting Sir Robert McAlpine (SRM) with the opportunity to deliver high-specification homes in one of London’s most prestigious locations.
This was not a standard residential scheme and the challenge was positioning. The end users were high net worth and ultra-high net worth individuals, with expectations shaped by luxury brands and world-class customer experience.
A technically strong bid would not be enough. The submission needed to demonstrate that SRM could meet the expectations of a premium market, where quality, finish and customer experience are critical.
Vision TDM elevated the bid by aligning delivery with ultra-prime client expectations.
A key decision was how the Executive Summary positioned the brand. Rather than focusing solely on construction capability, the submission drew clear parallels between SRM’s approach and the projects it has delivered for globally recognised premium brands, including McLaren, Bulgari, Selfridges, the O2 and American Express.
This reframed the narrative and rather than positioning SRM as a simple contractor, we presented them as a delivery partner capable of operating at the level expected within ultra-prime residential environments.
We ensured this positioning flowed throughout the submission, aligning technical delivery, quality assurance and customer engagement with the expectations of a luxury market.
SRM successfully secured the project, demonstrating strong alignment with both technical and customer focused evaluation criteria.
Although the project was not ultimately progressed due to commercial risk considerations, the bid clearly demonstrated SRM’s ability to compete and win in the ultra-prime residential sector.
